Located on the bluffs where Sunset Boulevard meets the ocean, Pacific Palisades is nestled between the Santa Monica Mountains and the beach.Pacific Palisades lies North of Santa Monica and South of Malibu, with the Pacific Ocean and Will Rogers State Beach on its Southern boundary.
The Western boundary is located in the Castellammare area at the J. Paul Getty Museum. The Northeast boundary is at the periphery of the Riviera Country Club. The Northern boundaries are provided by the picturesque and rugged Santa Monica mountains.
Many of Palisades homes are parched in six major canyons, winding their way from the Santa Monica mountains to the sea. Because of the terrain created by the canyons and mountains, panoramic vistas prevail throughout the Palisades, offering sweeping views of the ocean shoreline, forested canyons and dramatic, undeveloped mountain landscapes.
Pacific Palisades has a small town feeling with a thriving business district known as “the Village”, with tree lined streets, outdoor café’s, and all the business services you would expect in a much larger city.
The community itself has a population of approximately 22,000 residents with home prices ranging from approximately $600,000 to estate prices of $6 million. Condominium prices run from $375,000 to $850,000. Every neighborhood, whether it be in the small cozy homes of the alphabet streets behind the Village, or the large gated estates of the Riviera, are within a 10 minute drive to the white sands of Will Rogers State Beach.
The Pacific Palisades schools are designated charter schools by the state of California. As charters, they have autonomy over their budget and curriculum, and have strong parental involvement. The success of their charter status has resulted in a resurgence of interest in public school attendance as more and more young families choose the Palisades as their home.
